Buyers
A buyer's agent who knows the neighborhoods you're eyeing, spots overpriced listings and fights for you in multiple-offer situations.
Find my agent →Mackinac Island is a city in the Straits of Mackinac where personal motor vehicles have been banned since 1895, so people get around on foot, by bicycle or by horse. About 80 percent of the island is Mackinac Island State Park, and many summer cottages sit on land leased from the park commission. A partner agent who knows the island can explain leasehold, deeded and in-town property.

Local know-how
Cottages on state park land are the owner's personal property on leased ground, so a sale is a lease transfer that needs the Mackinac Island State Park Commission's approval and a transfer fee. Talk with your lender early about financing a leasehold.
The park commission caps subleasing of cottages on leased park land at 28 days a year, with a 14-day minimum to a single sublessee. Don't count on vacation-rental income from a leased cottage.
Building materials, furniture and freight come over by ferry and move by horse-drawn dray, and winter ice can stop the ferry. Plan move-ins and renovations around the season and the extra cost.
