Local know-how

What to know about buying and selling in Old Mission Peninsula

No rentals under 30 days

Peninsula Township's zoning bars renting a home for less than 30 days outside commercially zoned property, and the township fines violations. Don't count on vacation-rental income here.

Check for preserved farmland

The township's purchase of development rights program has permanently protected much of the peninsula's farmland. Ask whether a parcel carries a conservation easement before planning a split or a new building.

Wells, septic and the shoreline

Most homes on the peninsula rely on private wells and septic systems. Order water and septic inspections, and on bay frontage ask about seawalls, docks and any state permits for past shoreline work.

Questions, answered

What parts of Michigan do you cover?

The whole state: metro Detroit, Ann Arbor, Lansing, Grand Rapids, Kalamazoo, Traverse City, the lakeshore and the Upper Peninsula. Enter your ZIP and we match you with a partner who works that area.

Is this really free?

Yes. There's no cost to you. Our partner agents and lenders are paid the usual way, and only if you choose to work with them.

Who will contact me?

One of our partner real estate agents or mortgage lenders who serves your area. Keep your phone handy: they may call or text from a number you don't recognize. You can reply STOP or ask them to stop at any time.

Should I get pre-approved before I look at homes?

Usually, yes. A pre-approval shows sellers you're serious and tells you exactly what you can afford. After you send your request, tell us you need a mortgage and we'll add a partner lender too.

Can you help me sell and buy at the same time?

Absolutely. Pick "Buying & selling" and we'll match you with an agent experienced in coordinating both sides of a move.
